Practise a fictional flat-viewing conversation. You will ask about the monthly rent, the deposit, pets and moving in, then clarify which costs the speaker is quoting.
The idea
Use ne kadar to ask an amount. To check whether one cost is included in another, name the cost, then use kiraya dâhil mi? (included in the rent?). Here kira takes the dative: kiraya. Dâhil değil means not included, while ayrı means separate. Aidat is the building service charge in this conversation; depozito is the deposit. Ask about each separately.
Read the text
— Merhaba, daireyi yarın görmek istiyorum. — Yarın öğleden sonra gelebilirsiniz. — Aidat kiraya dâhil mi? — Hayır, aidat ayrı. Elektrik ve su faturaları da kiraya dâhil değil. — Depozito için ne kadar istiyorsunuz? — Tutarını size yazabilirim. — Evcil hayvana izin veriyor musunuz? — Evet, izin veriyoruz. — Bu daireye ne zaman taşınabilirim? — Gelecek ay taşınabilirsiniz. — Sözleşmeyi birlikte okuyabilir miyiz? — Elbette, yarın birlikte okuyabiliriz.

No Turkish device voice is available. You can still read the text.
Watch out
An answer about aidat does not tell you whether electricity or water is included. Follow up with Elektrik ve su faturaları kiraya dâhil mi? Also keep the ending in kiraya dâhil: kirada describes being in rented accommodation, not inclusion in a price.
Try it yourself
Complete with the correct form of rent: Is the service charge included in the rent?
Show answer or example answer
kiraya
kiraya: the rent is the amount into which the charge might be included. The vowel-final kira takes a linking y before -a; a location ending would not express that relationship.
Choose the building service charge, not the deposit.
Show answer or example answer
aidat
aidat: the clue is the building’s shared expenses. Depozito names a security deposit, so it does not match the expense described in this sentence.
Ask how much the deposit is; fill the gap with two words.
Show answer or example answer
ne kadar / kaç lira
ne kadar / kaç lira: both ask for a sum of money here. Kaç lira specifies the currency; ne kadar leaves it to the conversation. Neither asks when payment happens.
In the dialogue, the electricity bill is separate. Complete the negative statement.
Show answer or example answer
değil
değil: the dialogue says the bill is separate, so the sentence must deny inclusion. Dâhil is not a conjugated verb; its negative is formed with this separate word.

In pairs, act out a viewing with invented amounts. Ask about rent, the deposit, building fees and pets. Repeat back which costs are separate, then ask when you can move in.
